KANSAS CITY, MO, July 2, 2007. Warmbrodt Hotel Investments, Inc. ("WHI") announced today it has been selected to advise SFBI, LLC in the disposition of the 157-room Santa Fe Sage Inn located in Santa Fe, New Mexico. The two story, exterior-corridor, select service hotel is strategically located in the Downtown Area at the entrance of the world class historic Santa Fe Plaza which is listed on the National Registry of Historic Places and has been the city's central gathering place for nearly 400 years. The Santa Fe Sage Inn is also directly across from the heart of the 50 acre, $13.5 million Santa Fe Railyard Park and Plaza development project.

Many of Santa Fe's rich historic and cultural attractions are currently within walking distance of the property. The State Capital is centrally located approximately 5 blocks from the Santa Fe Sage Inn. The State of New Mexico boasts over 20,000 state employees and the city's economy has historically been based on state government and tourism. Other demand generators include the Los Alamos National Laboratory, Thornburg Investment Management and Thornburg Mortgage and St. Vincent Regional Medical Center.

Herb Warmbrodt, President of WHI said, "We are pleased to be working with the owner of this property located in one of Conde' Nast Traveler's Top 5 travel destinations. The property's excellent location to the major Santa Fe attractions, extensive barriers to entry in the Santa Fe market and market growth opportunities make this a very attractive investment opportunity."
