ORLANDO, FL, September 26, 2005 - Well-established as a developer/builder of note in South Florida's ultra-luxury residential real estate circles, EB Developers will be bringing its distinctive sense of aesthetics to Orlando with the creation of Eden Springs Resort & Spa, a destination luxury condominium resort hotel.

The expansive property, scheduled to begin construction in spring 2006, will be built on a 62-acre parcel of lush land on Turkey Lake Road in southwest Orlando, notable for its 1,100 feet of prime frontage on Big Sand Lake as well as its own private, spring-fed Eden Springs Lake.

To bring the vision of Eden Springs Resort & Spa to life, EB Developers has assembled a world-class design team consisting of architectural firm Helman Hurley Charvat Peacock/Architects, Inc., hospitality interior design firm Hirsch Bedner Associates and landscape architect Canin Associates.

Hotel and leisure industry veteran Steve Iandolo, EB Developers' Vice President of Operations - Orlando, has been challenged to bring this vision to reality. Experienced in major hotel, resort and leisure projects in the United States and 30 countries on four continents, Iandolo has administered developments ranging from the Grand Hyatt Hong Kong, Grand Hyatt Bali and Miraval destination spa in Tucson, Arizona to Loews Hotels' three properties at Universal Orlando(R) Resort.

The Eden Springs experience will unfold from the moment residents and guests enter the resort and cross the dramatic bridge that spans the lushly landscaped entry springs. From the bridge, views across Eden Springs lake and out to Big Sand lake will unfold, giving the arriving visitor a glimpse of what's to come. Upon arriving at the motor court, residents and guests will be treated to one of the most spectacular vistas in Orlando. As they enter the luxurious lobby, their eyes will be drawn to the expansive glass windows framing the mesmerizing view across the pool deck to Eden Spring Lake and beyond.

A focal point of the development will be the property's extensive natural water features, wetlands and indigenous landscaping through which the resort's condominium homes will be woven. Exterior spaces have been designed to combine texture, pavers, and lush native plants and trees to "entertain the eye and envelop the senses," according to Iandolo.

Within that natural framework is an unparalleled destination amenities package which includes a waterfront Club overlooking Big Sand Lake with lakefront restaurant, fitness area and outdoor activity area that will include another pool, dynamic children's play area, and boating and fishing docks, as well as attendant food and beverage service.

Condominium owners will have the opportunity to enjoy the benefits of Private Club membership as well full access to Eden Springs' European-style hotel services and facilities, among them valet parking, housekeeping service, in-room dining service and concierge, a business center, and a state-of-the-art fitness center.

A total of 1,139 condominium residences are planned and include one-, two-, and three-bedroom configurations, with the flexibility to combine select residences. Each of the condominium hotel residences will be fully furnished and will include such premium designer touches such as granite countertops and custom wood cabinetry in kitchens and marble bathrooms. Other luxury finishes and features will include five-fixture bathrooms, state-of-the-art audio and video entertainment systems and balconies to enjoy the environment that defines Eden Springs Resort and Spa.

In contrast to mega-high-rise condominium hotels, Eden Springs will feature mid-rise buildings designed to respect the natural environment while at the same time enhancing the experience with quality architectural details and materials. The goal of the design solution was to create a harmonious blend of historic Florida luxury with contemporary amenities and features, and the Eden Springs Resort & Spa truly surpasses that goal.

In homage to grand resorts of the past, property owners and guests will have the opportunity to stroll along a scenic boardwalk promenade, which will encircle the shores of Eden Springs Lake, creating a sense of community and intimacy between the main hotel and surrounding structures.

A 25,000-square-foot, two-story spa located in the main hotel building completes the comprehensive amenities package. Plans for the resort include a 1,250-person capacity ballroom, a state-of-the-art conference center, and multiple retail shops, bars and restaurants.

The first phases of units will be released in January 2006 for pre-sales. Unit pricing begins in the $300,000s. A three-year build out is planned, with the total value of the project is projected to be worth $800 million at sellout. Groundbreaking is scheduled for the first quarter of 2006.
