Neptune Arranges Sale of Hilton Garden Inn Tampa North

SAN DIEGO, CA, November 10, 2006. Neptune Hospitality Advisors announced today that it has arranged the sale of the 148-room Hilton Garden Inn Tampa North in Temple Terrace, Florida. The buyer was a partnership sponsored by Noble Investment Group, LLC and Somera Capital Management, LLC. The seller, American Property Management Corporation ("APMC"), originally acquired the asset in September 2004. The sale price was not disclosed.

Built in 2000, the hotel is located in the heart of the Tampa Oaks business complex amidst over two million square feet of office space; the hotel benefits from both its business clientele as well as it proximity to Busch Gardens and the University of South Florida.

"This sale represents the first of two Hilton Garden Inns being sold by Neptune on behalf of APMC," commented Mike Armstrong, president of Neptune Hospitality Advisors. "The second hotel, which is currently on the market, is the 120-room Hilton Garden Inn in Rancho Mirage, California."
