Approval allows Sandspur Development to finalize site plan; commit to retail and office tenants

Pensacola, Fla. (January 26, 2010) — The Pensacola City Council has voted (9-1) to approve Sandspur Development's formal development plan for Airport and 12th , a $24 million project that includes more than 11 acres of office and retail space and a 127-room Hyatt Place hotel that connects directly to the Pensacola Gulf Coast Regional Airport Terminal. The plan also includes upscale shops, two restaurants, a financial institution and an anchor office building. Located at the corner of Airport Boulevard and 12th Avenue, the project is expected to employ more than 500 individual tradesmen during construction and more than 235 people upon its completion.

Sandspur Development and architect Brian Spencer of SMB Architecture worked closely with City of Pensacola officials to create a design that is closely aligned with the City's revised Land Development Code, which aims to impart a more urban context for specifically zoned properties. The plan features elements that will facilitate traffic flow while remaining pedestrian-friendly and offering ample parking for tenants and visitors. The development team is optimistic that the new design will please area residents and visitors. “We are very excited about this new and improved plan,” said Julian MacQueen, founder and CEO of Innisfree Hotels, “We appreciate the Pensacola City Council taking the time to review this development plan and helping us get one step closer to making this development a reality. We are confident that the development will make a great impression for those flying into Pensacola. This will help our airport retain it's position as the region's leader during these highly competitive times”

Airport and 12th plans also call for tree-lined promenades and avenues designed by Chad Watkins of Watkins, Acy, Strunk Design. “We designed the landscape to be attractive, interesting, bold and sturdy,” Watkins said. “We were able to achieve these goals through the use of varied plants that portray the aesthetic qualities of color, texture, and form for foliage and flower, as well as the use of easy-to-maintain plant masses to complement the scale of the development.”
