Jones Lang LaSalle Arranges Sale of Makena Resort in Maui
JUNE 28, 2007. Jones Lang LaSalle Hotels announced today that it had arranged the largest single-asset hotel transaction for 2007: the sale of the Makena Resort to Morgan Stanley Real Estate Fund V US and the Dowling Company, Inc., on behalf of Lokelani Resort Corp., Maui Prince Hotel LLC, and Makena Wastewater Corp. Located on Maui's southern coast, the sale included the 310-room Maui Prince Hotel, two 18-hole, Robert Trent Jones, Jr.-designed Makena Golf Courses, approximately 1,317 acres of vacant land, and the stock of Makena Wastewater Corp.
This closing represents the second largest hotel sale in history, following the 2004 sale of the Plaza Hotel in New York, which was purchased by the El Ad Group for $675 million, and leads the 2006 sale of the Four Seasons Hualalai for more than $502 million to Rockpoint and MSD Capital, Michael Dell's company (also arranged by Jones Lang LaSalle Hotels).
Makena Resort, meaning "abundance," has great fundamentals and presents excellent opportunities which mirror and even transcend the success of nearby Wailea. The resort's location on Maui's southern coastline, coupled with its gentle, inclined slope from the ocean's edge, creates spectacular ocean views and an irreplaceable location.
