Sunburst Opens Arlington Residence Court in DC

. October 14, 2008

WASHINGTON, DC, February 5, 2007. Sunburst Hospitality announced today the successful February 1st physical opening of the Arlington Residence Court, an upscale extended-stay all-suite hotel in the Clarion Collection. The hotel occupies a prime location in Arlington, Virginia. Located 10 minutes from Reagan National Airport and steps away from Courthouse Metro the Arlington Residence Court is within view of the District of Columbia's tidal basin and national monuments. Complete information on the newly opened hotel, including its rates and amenities, can be accessed at www.arlingtonresidencecourthotel.com.

According to Kevin Hanley, President of Sunburst Hospitality, the property's immediate strong occupancy is a positive indicator of the hotel's long-term success.

"The opening of this distinctive hotel has been eagerly anticipated by business and government travelers to Washington, DC, and Northern Virginia, because of its attractive rates and high-end amenities" said Mr. Hanley. "Guests respond with enthusiasm about the spacious, plush rooms, warm professional staff, and proximity to diverse government, military, university, and business operations."

The newly opened all-suite hotel stems from Sunburst's $16 million renovation of the public space and guest rooms of an existing property owned by the Silver Springs-based national hotel company. Donohoe Construction, one of DC's leading construction firms, conducted the renovation; the result is the area's premier upscale extended-stay property.

Few new hotels have broken ground during the past decade in the Arlington/DC area, despite strong consumer demand and one of the highest nightly rates in the country, because of high barriers to entry. Sunburst anticipates an excellent return on investment in the Arlington Residence Court because of its unique situation.

"This was excellent use of an incredible existing location," affirmed John Malixi, Director of Sales for the Arlington Residence Court. "Travel research demonstrates the DC metro area has one of the nation's strongest room night demands and average daily rates. Many nights of the week there are simply not enough rooms to satisfy demand."

Guests staying at the new Arlington Residence Court hotel select from 187 beautifully renovated suites, efficiencies to three-bedrooms, all attentively finished with appointments such as thick carpets, sleek granite-finished bathrooms, and hand-chosen artwork. The hotel's first guests exuded enthusiasm for the comfort beds triple-sheeted with premium linens, full kitchens, oversized work areas and free high-speed wired and wireless DSL internet connections. The hotel also offers a full-service business center, complimentary fitness facility, and in-room Botanica spa products.

"Until now travelers booking extended stays in the DC area had difficulty finding a hotel that combined high level comforts, desirable location, and attractive rates," said Mr. Hanley. "We are pleased the Arlington Residence Court meets the needs of discriminating travelers to the DC area."

The Arlington Residence Court is situated in the heart of the bustling Clarendon/Courthouse district, placing guests within easy reach of all major DC, Northern Virginia, and Maryland attractions. Surrounded by charming local bistros, as well as such national retailers as Pottery Barn, Barnes and Noble, and Whole Foods, the hotel is also adjacent to an acclaimed weekend farmer's market.

"The array of retail and restaurant offerings truly allows hotel guests to become residents of the lively neighborhood during their stays," commented Mr. Malixi. "Guests already tell us they feel they have a home when staying with us." Mr. Malixi is a firm believer in the new hotel's slogan:

Located for Success,

Designed to Inspire;

The Best Place to Stay a While

Early guests are delighted. "By this fall I am confident that 1200 North Courthouse will be the most desirable address in Northern Virginia," predicted Mr. Malixi.

"The Arlington Residence Court Hotel is rapidly developing a reputation as a highly comfortable home away from home," commented Mr. Malixi. "We also offer on-site meetings through our more than 4,000 square feet of flexible meeting space. We find the ability to hold on-site trainings is appealing to an array of entities, from Associations and Government entities to Embassies and the AARP."
