Northview Acquires Westchester Marriott

JULY 27, 2007. On June 29, 2007, a joint venture of Northview Hotel Group and an institutional private equity firm acquired the 444-room Westchester Marriott Hotel in Tarrytown, NY.

The Westchester Marriott, located just 30 minutes north of New York City at the crossroads of Interstate 87 and Route 287, underwent more than $10 million in renovations in 2006. Each of the 444 guest rooms have been entirely refurbished and upgraded to include Marriott's new room package. This distinctive package includes the luxurious "Revive" bed, "Wired for Business" package, and ergonomic desk and chair. The hotel features 21 meeting rooms with more than 22,000 sq ft of meeting spacing, including a 9,000 sq ft grand ballroom, creating a perfect setting for weddings and other social events. The hotel also offers a fitness center, business center, beauty salon, gift shop and indoor atrium swimming pool with retractable roof.

"The acquisition of the Westchester Marriott fits well with Northview's long-term strategy," said Northview Hotel Group Partner Simon Hallgarten. "The Westchester Marriott is one of the top performing hotels in a highly desirable hotel, residential, and corporate corridor." Northview will provide asset management and construction management services for the venture.

Northview's plans include an upgrade to the lobby, creating more of a sense of arrival, and providing a comfortable and functional space for guests to meet, eat and relax. When completed in 2008, the lobby will be a Great Room, with a bar serving Starbucks (R) coffee during the day, and a variety of cocktails in the evening. Light snacks will also be available, served from the Tavern or the Harvest Grill, two of the hotel's three dining options. The third dining option is Ruth's Chris Steakhouse, which is open nightly for dinner. Northview also plans to refurbish Club 119 -- a former night club that will be transformed into an upscale meeting space.

Other notable properties in Northview's portfolio include the Bethesda Marriott, the recently renovated Renaissance M Street Hotel in Washington, D.C., and Hawks Cay Resort on Duck Key in the Florida Keys. Over the past three years, Northview has been responsible for nearly $40m of construction projects at its two DC properties, and is set to embark on a $40m plus renovation of Hawks Cay. Hawks Cay Resort is the first property to be managed by Northview's management subsidiary, NVHG Management, led by President David Zeuske.
