. April 27, 2009

ATLANTA, GA, April 27, 2009 - Hotel Assets Group, LLC (Hotel AG), announced today that the firm arranged the marketing and sale of a 149-room independent hotel in Fairborn, Ohio. The hotel was sold on behalf of LNR Property Corporation for an undisclosed amount.

"It was a pleasure to assist LNR, one of our highly valued clients in the disposition of this hotel," remarked Scott Foster, vice president of Hotel AG. "The property's location across from Wright Patterson Air Force Base was a key point in selling this asset."

The two-story, exterior corridor hotel is situated on five acres in the city of Fairborn in close proximity to Wright Patterson Air Force Base and Wright State University. Hotel amenities include a restaurant and lounge, fitness center, outdoor swimming pool and two meeting rooms with a total of 2,600 square feet of space. The hotel was originally built as a Holiday Inn in 1971 and currently operates as an independent property.

Fairborn is located in southwestern Ohio and benefits from its close proximity to Dayton. The city's economy is driven by the aerospace industry and is home to the United States Air Force Museum and the National Aviation Hall of Fame Learning & Research Center.
