Washington Dulles Airport Marriott embraces green technology to upgrade existing guestroom air conditioners
Thirty-year old units are brought to new condition in 21 days
AirRevive announced its completion re-commissioning the Washington Dulles Airport Marriott's thirty-year old guestroom fan coil units.
When it came to upgrading guestroom air conditioners the popular contemporary airport hotel identified AirRevive's emerging technology as a sustainable alternative to purchasing 167 new units.
AirRevive conducted a comprehensive site inspection. It was determined re-commissioning existing guest room fan coil units would be an affordable alternative bringing the units to operate as new and perform better than new.
The property runs at 98% occupancy year round with business, leisure and contracted airplane crew to accommodate. Respecting the hotel's high occupancy AirRevive technicians worked with hotel management to accommodate the guest's occupancy needs. Re-commissioning is “in room”. This not only eliminates tear outs and replacements costs, but significantly reduces downtime. AirRevive completed Washington Dulles Airport Marriott's fan coil units within 21 days.
Re-commissioning involves restoring the cabinet, rejuvenating the coils and retrofitting the motor with a high efficiency electronic commutation (EC) motor. In addition to saving energy, EC motors are known for low sound and expedient cooling and heating. However, EC motors may not attain their highest efficiencies when retrofitted into a degraded, dirty fan coil unit.
Coil rejuvenation is key in attaining optimal performance from the EC motor. It is the best practice to have all the buildings fan coil units clean, working uniformly and optimized before programming an EC motor. If not, the roll out across the building will not be consistent. There will be dirty coils and clean coils in the building that will produce different torque on the EC motor program.
The project resulted in the fan coil units operating “as-new”. The re-commissioning also enhanced the unit's to perform better than new by: consuming up to 60% less energy; maintaining guestroom temperature; and cooling and heating the guest rooms within minutes. This translates into improved guest room climate and guest satisfaction while saving energy. Further guest comfort benefits include reduced humidity and lower A/C related sound.
In addition to energy savings, re-commissioning fan coil units further contributes to the company's sustainability initiatives by extending the life of existing assets.
